- CalInvest is a mortgage/construction/acquisition banker which has provided creative solutions to new projects and to refinancing of existing projects in the range of $2 million to $200 million. CalInvest relies on a unique set of financing resources and structures to accomplish its clients’ objectives where traditional loan broker and regulated lender options often fail. We get the job done when more traditional approaches have been ineffective (see Transactions).
- CalInvest is a market innovator: Several new financing structures created by CalInvest are being utilized widely in the industry today, such as the “Hybrid Term Line” financing for larger developers, and the first use of a single asset/single purpose LLC as borrower in the California banking industry 30 years ago.
- CalInvest has acquired speculative properties for its own account for subsequent development. Projects are often joint ventures with CalInvest’s investor clients modeled after the traditional merchant banking formula as applied to real estate: buy=finance=build=sell by one JV entity.
- Legal Consulting: CalInvest provides expert witness testimony via its wholly owned subsidiary EWF Legal Consulting (see New Ventures).
- Private Investor Financing: CalInvest is a major player in arranging attractive private investor (e.g. "hard money") loans on short notice for its clients at competitive rates.
